Residential Home Inspections

A full evaluation of the home's major systems (roof, structure, plumbing, HVAC, and electrical), plus the interior, insulation, and ventilation, performed to the ASHI Standard of Practice. You'll get a detailed report you can actually use, not just a checklist. Pricing depends on the home's size, age, and any additional services, but single-family home inspections start at $450.

Radon Testing

Radon is a colorless, odorless gas linked to lung cancer risk, and it's common enough in the Atlanta area that most lenders and buyers request testing. We place EPA-approved test devices during the inspection window and report your home's radon levels alongside EPA action-level guidance.

Pool & Spa Inspections

Pools, spas, and their equipment (pumps, filters, heaters, safety barriers) are often outside the scope of a standard home inspection but can be a major expense if overlooked. We inspect pools and spas to the ASHI Standard Pool & Spa Inspection SOP, evaluating structure, equipment condition, and safety features so there are no surprises after closing.

Airborne Mold Testing

Visible staining or a musty smell doesn't always tell the whole story. We collect air samples and send them to an accredited lab to identify mold types and spore counts, giving you objective data instead of guesswork.

Thermal Imaging

Infrared imaging reveals what's invisible to the naked eye (moisture intrusion, missing insulation, and electrical hot spots) without opening a single wall. It's a non-invasive way to catch problems standard visual inspection can miss.

Pre-Drywall Inspections

Once drywall goes up, so do the framing, wiring, and plumbing behind it. We inspect new construction before drywall installation, to the ASHI Predrywall Standard, catching issues while they're still easy to see and easy to fix.

11th Month Warranty Inspection

Most new homes come with a one-year builder's warranty, and any issues need to be reported before it expires. We inspect the home around the 11-month mark, following the same ASHI Standard of Practice as a standard home inspection, so you have time to get covered items addressed by your builder before the warranty runs out.

ASHI Standard Deck Inspections

Decks fail more often — and more dangerously — than most homeowners realize. We inspect ledger attachment, footings, framing, and railings against the ASHI Standard Deck Inspection guidelines to confirm the structure is sound to stand on.

Electrical Code Inspections

Performed by an ICC electrical code–certified inspector, this is a closer look at wiring, panels, and grounding against current code requirements. Useful for older homes, insurance requirements, or post-renovation verification.
